is the owner's advocate, providing services a' la carte or bundled, depending on project-specific requirements. We
are committed to creating client partnerships over the long term. Our process consists of Four Phases:

Overview
Abacus assists clients in improving energy performance,
marketability, indoor environmental quality and overall sustainability. We also look for opportunities to implement "Low Hanging
Fruit" strategies and perform Gap Analysis of existing buildings aiming to achieve LEED and/or Energy Star certification.
Typical steps include:
- Identify inefficiencies, problems and opportunities of the building
- Prioritize items for retrofit based on cost/benefit analysis
- Calculate value of green strategies
using payback, NPV and/or IRR methodologies
- Evaluate available financial/governmental incentives/rebates/tax deductions including the BOMA Energy Performance
Contract (BEPC) model
- Apply for
Energy Star or LEED certification if warranted
- Develop
comprehensive green marketing strategy to improve asset competitiveness
- Manage selection of firms used to perform technical services such as energy audits, energy modeling, and commissioning,
etc. and ensure quality and timeliness of work

provide LEED project management and documentation services for both new and existing buildings. Current projects include:

- LEED-EBOM analysis of 40 year old office/warehouse complex
- Retrocommissioning and energy audits
Green Product Strategies
In conjunction with The Green Ad Agency (www.thegreenadagency.com), Abacus assists in formulating sustainable strategies for innovative building products, relating to LEED, BREEAM and Life
Cycle Assessment (LCA).
